Cathy Murphy is the President and co-founder of Habitat America, LLC. As the President, Cathy leads the entire Habitat America team toward the established company goals. She works closely with third-party property owners and their representatives to ensure that the financial and operating goals set for their properties within the Habitat America portfolio are achieved. Cathy oversees the entire portfolio that currently includes over 10,000 units in more than 100 apartment communities throughout the Maryland, Virginia, Delaware, Pennsylvania and the District of Columbia. She plays a significant consulting role in the development and rehabilitation of communities for third-party owners by providing marketing and management guidance in the planning stages of projects. She carefully monitors the company’s adherence to annual business plans, approves operating budgets and is instrumental in the continuing growth of Habitat America throughout the Mid-Atlantic States. -

Frank Fudala is the Senior Vice President for Habitat America, LLC. In his role, Frank interacts directly with the property owners of existing communities, new developments in the early planning stages, and acquisitions. He is the key executive who promptly provides solutions to owner questions and requests. He regularly visits property sites within his assigned region to meet with staff and conduct physical site inspections. He is responsible for acquiring bids and responsible for reviewing terms for all long-term contracts between vendors and owners. Frank also trains, mentors and reviews the day-to-day work performance of the Regional Property Managers and Management Specialists, in addition to reviewing monthly financial statements and annual budgets. Frank joined Habitat America in 2009 and has over 20 years of experience in the property management industry. He has been a Certified Property Manager (CPM®) through the Institute of Real Estate Management (IREM) since 2008. He is also a Certified Credit Compliance Professional for Low Income Housing Tax Credits through SPECTRUM and a Certified REAC Inspector through American Property Consultants, Inc. Frank has a Bachelor of Science in Marketing from Saint Joseph’s University and a Master of Business Administration from the University of Baltimore. -

Lisa joined Habitat America in 2006 and has over 35 years of industry experience. Her certifications include Assisted Housing Manager (AHM), Housing Credit Certified Professional (HCCP), Tax Credit Specialist (TCS), Certified Occupancy Specialist (COS), Management and Occupancy Review (MOR) and Certified Occupancy Specialist Advanced (COSA). Her favorite activity is hanging by the pool with the grandchildren, and she loves vacationing on any island south of the U.S. in the winter time. -

Maryellen DeLuca is the Vice President of Corporate Marketing for Habitat America, LLC. In her role, Maryellen supports the President by assisting in the research and production of new business proposals, providing management and marketing support to property teams with occupancy and rent growth problems, and assisting with client relations with the overall goal of increasing revenue and profitability for the Habitat America portfolio. In addition, she directs the Design Team in developing ideas for marketing materials and advertisements to assist the onsite team members with increased client exposure into their communities, and thus meeting budgeted goals. Maryellen joined Habitat America in January 2005. She has since earned her Certified Senior Advisor designation, Certification of Green Community Management, and Competent Leader Award through Toastmasters International. She has an extensive marketing and managing background with the affordable and luxury product lines specializing in senior housing, new construction and development and lease-up communities. She is a graduate of Fairmont State University with a Bachelor of Arts degree in Communications. She is a swimming scholarship recipient and member of the University’s Athletic Hall of Fame. In her spare time, she enjoys sporting events, especially ones in which involve her daughter, CrossFit and all activities that evolve around home. -

Sandy Kendall, Vice President of Property Management, brings over 25 years of industry experience to the Habitat America Team. She is an expert in team building, urban & suburban takeovers, lease ups & mixed-use asset management. Upon arrival at Habitat America, she leased up two developments under the LIHTC program, closed out a LIHTC program in order to receive credits and finished a $26 million dollar renovation on an eleven story hi-rise in Baltimore City. She then turned her focus onto a $46 million dollar renovation of a twenty-two story hi-rise in Towson, Maryland. Her experience exceeds the affordable arena with dealing with complex compliance issues during renovations and everyday issues. She also encompasses conventional housing developments in her portfolio to stay current with the marketplace. Monitoring occupancy and revenue growth to align with the company’s strategies while fulfilling the Owners objectives. -

Micheal (Mike) Crampton joined the Habitat America in 2011, as Regional Maintenance Director overseeing 25 properties throughout Maryland. He was promoted to the Director of Maintenance Services for Habitat America in 2015. Having over thirty-seven years of commercial and residential property management experience. Mike regularly performs inspections and ensures site operation compliance with local, federal, and state regulations. He creates, reviews, and enforces company maintenance policy and procedures. It is his responsibility to review and monitor changes in state and federal guidelines and implement required changes. Mike works directly with property owners and provides insight to developers on new construction sites. He supports all aspects of property management from blueprint to completion. He consults on everything, alarm systems, windows, HVAC systems, trash rooms and building design. From day-to-day operations, monthly requirements to capital improvements, Mike is an intricate part of all aspects of operations and maintenance compliance. He works closely with regional property management providing staff training, resident customer support, and general guidance. -

Ellen’s journey with HA has grown and evolved into her present role as the Director of Learning and Development. “Assisting my team members achieve their educational goals is not only rewarding but is an honor”. Dominic Maza is a returning Regional Manager after a two-year hiatus from Habitat America LLC. He had been with Habitat America LLC for fifteen (15) years beginning in 2004. His portfolio covered communities from Baltimore MD to Roanoke VA. He had multiple working experiences with renovations which included a two-hundred-unit property in Roanoke Virginia and a three-hundred-unit high rise in Baltimore MD.
