"I am a newbie to this community and I’m thrilled to be here. Very warm and friendly staff and a big shout out to Sue in the office who is very friendly and welcoming. That goes for Ken as well ahead of maintenance. Safe, beautiful community"

"I have resided here since 2014. I have not been disappointed. The grounds are very well kept. The Community Manager Sue Reamy came aboard after Sandy left. She has done and excellent job of keeping things running smoothy. She's very personable. Ken the maintenance personal is very good at what he does. He is very personable also. He gets things done in a timely manner. If he can't which is very rear complete the job on that day he will still make sure you are comfortable until he returns the next day. Example : The hot water issue we were experiencing. He had to order a part to make it work properly. He didn't leave us with well i get back with you. He temporally fix it so we wouldn't have to experience being without. He also kept in touch after hours making sure that we were ok. Then there's Christopher The HOA Manger. We had been experiencing a lot of issues with people not dispersing their trash properly. I reside in Building #9. Of course it would be after hours and Holiday weekends when these issues occur. I called him or email him and he would make sure things were taken care of. He's also a very personable. I also send out an shout out to your staff at the Club. They also make you feel welcome. I sometime go up their just to sit and read or listen to my music. You all have done an excellent job at hiring the right people for every area ."

"I moved to The Willows nine years ago. I was on oxygen, in my 70's, but able to drive, do errands and be quite self-sufficient. Nine years, worsening COPD, and Covid induced house arrest have taken their toll. I cannot walk to the mailroom, have groceries and all purchases delivered. Ken and Sue have made it possible for me to continue to live independently. Their kindness and patience are so greatly appreciated. And their care for residents is warm and genuine. The apartments are lovely, grounds are beautiful, but these two people provide the spirit of home."

"I’m into my 6th year at The Willows at Victoria Falls. I love living here. To me, it doesn’t feel like condo living, it has the feeling and look of a home. The Charleston is the best floor plan for me, it’s so spacious and very unique. The Willows is centrally located to so much in the DMV area with so many ways to reach home. The best part for me is Sandi and Ken. To me, they work together like a well oiled machine. They handle situations in a very timely manner, they’re respectful, courteous, considerate, and kind. They both take pride in their careers and seem to love what they do; it’s their property and they treat it as such. They respect and dignify the residents and I give them the utmost respect because they’re deserving. They both dignify their positions in their manner of dress, Sandi is always fashionably “hooked” and Ken is always neat and well groomed (not something you see often in maintenance engineers). The grounds are beautifully kept, it’s as safe as they can make it, and living here is extra ordinarily peaceful...thanks to Sandi and Ken! Brandi Jones"

Pet Policy

Pets are welcome at The Willows at Victoria Falls. Two pets (cats or dogs) are permitted per apartment. Limit of two cats, two dogs or one dog and one cat per apartment. Each pet may not be more than 35lbs. Birds and hamsters are permitted but must be caged at all times. Tropical fish and aquariums are permitted at the community. Snakes and other reptiles are not permitted. A monthly pet fee of $40.00 per pet will be charged.

A $400 non-refundable pet fee, per pet, must be paid in full before the pet (cats and dogs) may reside in the community.

Permission must be secured in writing from Management for any pets and the Rules and Regulations of the community regarding pets must be strictly adhered to. The Community Manager must meet all pets prior to their move in and Management has the right to deny any pet that would affect the quiet enjoyment of other residents.
