Habitat America
was formed in 1988 in response to the real estate property management
needs of owners and developers of multi-family residential, condominiums,
retirement and commercial property. Upon the death of one of its
founding partners in mid- 1993, Habitat entered into an affiliation
with Osprey Property Group. This allowed Habitat access to the capital
needed to grow. As a full service management and marketing firm,
we have brought together a group of property management and real
estate talent with a combined total of over 75 years of professional
experience. Habitat and its affiliates maintain offices in Maryland,
The District of Columbia, Virginia and Connecticut.
The properties
managed in our portfolio range from garden to high rise residential
apartment communities, senior living communities, condominiums,
retail space and mixed-use and commercial office developments. The
firm is also successful in performing marketing, leasing, program
development, financial management, staff training and employment
consulting services for real estate owners and developers.
Habitat specializes
in creating tailor made marketing and management plans that are
property specific. This has permitted the firm to successfully lease-up
and maintain above average occupancy levels for clients. The company's
success in maintaining high occupancy levels is directly due to
its ability to quickly design and implement a customized marketing
and management plan that solves immediate property problems.
The firms expertise
includes the successful leasing of new tax credit properties under
construction, ongoing stabilized management services for fee management
contracts the reorganization and stabilization of communities undergoing
economic hardship and directing the affairs of properties under
court appointed receiverships and in Bankruptcy. The firm has documented
experience in successfully addressing and solving problems in troubled
properties.
This ability
has given the firm an edge in managing and marketing foreclosed
properties. During this time of economic uncertainty, it is crucial
to have a company with the flexibility and creativity needed to
solve problems and provide quick financial solutions. Habitat America
has been responsible for the reorganization and economic stabilization
of several distressed properties for the Resolution Trust Corporation,
Federal National Mortgage Association and the Federal Deposit Insurance
Corporation and the re-direction of properties under the protection
of the Courts. Our goal for the management of distressed properties
is to stabilize the income stream at the highest achievable level
so as to increase the value of the real estate and to position it
so that it can be successfully sold to investors.
